I recently built a very Professional Massage Salon and Spa for my wife. I spent nearly 200,000 on remodeling this building, top to bottom. It is a stand alone building, with all tile floor and huge windows. It is located in a very busy market area just off the busy street of Lam Lukka at Klong 3 (Kittya). It is right next to a brand new, extra large, 7-11, which just opened in Sept. It has all new walls, floors, windows, a hanging ceiling and brand new A/C. It has all new furniture including 2 low massage tables, 1 taller massage table and a chair for foot massage. It has a new bench/sofa for waiting customers to sit on. It has a new large shelf unit in which we put all the towels, and massage supplies. It has a new TV stand on which we have a small TV and DVD player. It has a fully functioning bathroom with shower.

The size is about 3.5 meters by 5 meters, not counting the restroom. It has giant windows taking up the entire front of the store. Including the door, which is heavy glass. The windows have signage and pictures covering almost the enitre window space. This not only looks great but it also helps keep the building cooler due to the blocking of the sunlight. The glass door has a menu list of services and prices. We also have a stand alone outside sign which you can place directly in the street in front. It is 2-sided and very effective for drawing in new customers. We also have a lighted outside sign that stands high on the roof for easy visability and name recognition. There is also lots of room outside for additional signage and even a table for items you might wish to retail. (If we had more than just my wife working at the store, we would take advantage of selling retail items in front of the store, especially on Sat. and Sun.)

My wife has already been approved for her Visa and we will be leaving for America in a short while. Originally, I had hoped to sell the store for the amount of the remodling which was done...nearly 200,000 baht. But since we have been in business for several months and the store is busy and successful, I'm not nearly as concerned with getting all the money back. The sooner you want to take over, the more we can negotiate the price. Both the building and my wife have all necessary licenses and we both have a thorough knowledge of Thai licensing regulations so we can help you with making sure you and the business is properly licensed.

My wife runs the entire operation by herself and does well everyday (despite taking a lot of days off and only coming in for 6-8 hours a day) One person can run the entire store easily and make around 30,000 baht/mth. Or, you could have a small staff (1-2 additional people) and make over 50,000 baht/mth. You could expand the hours of operation (open early, stay open late) and make even more. This market area stays very busy from 7:00 a.m. until lafter 10:00 p.m. Rent for this stand alone building is only 4,600 baht/mth. with utilities averaging about 3,500-4,000. Including water and electric.

Remember, Massage is just one of the services we offer. A lot of people come for Weight Loss, Facial or Body Scrubs, facial Mask, Headache relief, Head and shoulder massage, hair wax, etc. Most of the services other than massage are even better money makers for you. I.E. Weight loss is very popular. It takes less than 1 hour and you can charge 300 baht (or more) and the customers come back and back again and again for the same procedure.

Despite having a very loyal following, we seem to attract new customers everyday from both word-of-mouth and random walk-ins.
